Multifamily housing developments face unique challenges when integrating electric vehicle (EV) charging infrastructure. The primary objectives for The Bluffs Condominium were to:
- Provide accessible and efficient charging solutions for all residents and visitors.

- Future-proof the infrastructure to accommodate growing EV adoption rates.
Solution
Our approach to The Bluffs Condominium involved a comprehensive plan tailored to meet the needs of a multifamily housing complex while considering aesthetics, accessibility, and sustainability.
1. EV Charger Placement and Types
- Dual-Port Level 2 Chargers: Four dual-port Level 2 chargers were installed in centralized parking areas. Each charger serves two parking spots, making a total of eight EV charging spaces. These chargers cater to both residents and visitors, ensuring accessibility and convenience.
- DC Fast Chargers: Two DC Fast Chargers were strategically placed near the entrance of the complex. These chargers provide quick charging options for both residents and the general public, enhancing the utility and appeal of the condominium.
2. Renewable Energy Integration
- Solar Panel Installation: Solar panels were installed on the roofs of the condominium buildings and on carports in parking areas. These panels harness solar energy to power the EV chargers, reducing the carbon footprint and utility costs.
- Battery Storage:
Battery storage systems were implemented to store excess solar energy. This energy is used during peak demand or when solar generation is low, ensuring a continuous and reliable power supply for EV charging.
3. Future-Proofing Infrastructure
- Electrical Infrastructure: Conduits and wiring were pre-installed from the main electrical panel to designated parking spots, allowing for future installations of individual charging stations for condo owners. This preparation enables scalability as EV adoption increases.
- Dynamic Load Management:
A dynamic load management system was introduced to balance electrical loads across all charging stations, preventing overloads and optimizing energy distribution.
4. Payment and Access System
- A tiered payment model was implemented, with lower rates for residents and higher rates for public users. Payment methods include mobile apps, contactless credit card payments, and subscription plans. This model ensures easy access while generating revenue for maintenance and expansion.
